Two clear stages — from garden survey through to full sign-off on your finished detached house.
Step 1: Exemption & Notification

Garden Survey
We visit your property and carry out a full measured survey of your garden — boundaries, levels, existing structures, access, and services — checked against the Class 3A exemption conditions. -
Design
We design your detached house to fit within the exemption limits — floor area, height, boundary setbacks, and access — while meeting your brief for how the space will be used. -
Notification to the Council
We prepare and submit the statutory notification to your Local Authority at least 14 days before work begins, confirming your Eircode, site details, and the reason for the intended use. -
Certificate of Exemption
Once the notice period passes, we issue a Certificate of Exemption — our professional opinion confirming your design meets the Class 3A requirements, for your records and for any future sale of the property.
Step 2: Building & Compliance

Construction Drawings
We prepare full construction drawings, ready to build from or to issue for tender if you're getting quotes from multiple builders. -
Tender (if required)
If you'd like to compare builders, we can manage the tender process — issuing drawings to contractors, comparing quotes, and helping you appoint the right one. -
Site Inspections
We inspect at key stages of construction to confirm the build matches the drawings and complies with Building Regulations. -
Certificate of Compliance
On completion, we issue a Certificate of Compliance confirming the finished structure meets Building Regulations — required for mortgage drawdown, insurance, and any future sale.
